STUDI ANALISIS PENERAPAN VALUE ENGINEERING PADA PEMBANGUNAN HOTEL AGAPE DI KOTA MEDAN

Abstract
Kebutuhan suatu perusahaan untuk meningkatkan mutu dari suau produk atau jasa serta kepuasan pelanggan semakin besar akibat terbukanya perdagangan bebas di era globalisasi. Namun dalam prosesnya seringkali timbul berbagai maalah yang dapat dirangkum sebagai masalah dana atau biaya. Dalam penelitian-penelitian sebelumnya masalah-masalah yang timbul lebih dikembangkan lagu menjadi sesuatu yang dapat disebut biaya yang tidak diperlukan (unneccessary cost) dalam suatu proyek konstruksi. Dari hasil penelitian dengan metode studi kasus maupun melalui pengamatan, diketahui bahwa metode VE (Value Engineering) dapat menghemat biaya dari suatu proyek. Meskipun terjadi perubahan atau penggantian komponen dalam melakukan metode tersebut, namun dari aspek kualitas hal tersebut juga menjadi perhatian. Jadi metode VE bukanlah suatu usaha menghemat dengan hanya mengganti komponen menjadi lebih murah dan bukan pula suatu usaha mengoreksi desain. Dalam karya ilmiah penulis ini, penulis menerapkan metode VE pada studi kasus proyek pembangunan Hotel Agape yang berada di Kota Medan. Ada beberapa rumusan masalah seperti item yang dapat di VE pada proyek tersebut, alternatif apa yang digunakan pada metoede VE serta besar penghematan yang terjadi setelah diterapkannya VE pada proyek pembangunan Hotel Agape. Pada penerapan VE diperoleh 2 item yang dapat di VE yakni Dinding dan Lantai dengan total penghematan dari biaya awal mencapai 50% dari biaya awal, sehingga dapat kesimpulan untuk rekomendasi VE pada studi kasus proyek pembangunan Hotel Agape di Kota Medan.
