Allen Archaeology Limited was commissioned by Modulus Consultants Ltd to conduct a level 2-3 historic building survey to satisfy a planning condition for proposed extensions of Croft Gate Farm, School Lane in Edgworth, Bolton. The farmhouse is a rectangular structure with a lean-to the northeast and porch to the southeast. It is built with watershot stone with large ashlar quoins and a double pitched roof covered in slate. A chimney protrudes through the roof avoiding the ridge. The structure show recent fenestration and an open plan layout, thus showing little of its original layout. The survey recognized at least five phases of construction at Croft Gate with the earliest phase dating to the late 18th to early 19th century date and comprises the earlier L-shaped structure. The farmhouse expanded during the second phase in the early to mid-19th century. The farmhouse was extended to the southeast creating the rectangular shape which is extant today and also adding an extension to the northeast and a detached shippon to the southeast. From the mid to late 19th century the farm shifted focus, the shippon was removed and the northeast extension was replaced by a porch. During the first quarter of the 20th century a lean-to extension was built along the northeast elevation of the farmhouse, still extant and further outbuildings were built to the northwest along with two smaller outbuildings to the southeast, all still extant but with some modifications. The survey has identified at least six phases of construction, the two earliest are likely to date to the late 18th to early 19th century. The layout of the earliest structure is likely to have comprised a simple two up and two down plan, with bedrooms on the first floor and living room/kitchen and parlour on the ground floor. The second phase prompted an extension to the southwest thus making the cottage L-shaped. During phase III (early 19th century to 1850) the cottage was expanded to form a roughly square plan. Phase IV (1850-1891) saw a minor transformation of the farm with perhaps a different focus than previous decades. The 1891 maps show the current porch having replaced the earlier large extension. During phase V, between 1910 and 1929 the lean-to extension to the northeast of the farmhouse was built along with a small, square and detached structure to the west.
