Office facilities in Finnish construction sites - A study on site office supply and its impact on construction site manager's well-being and work efficiency

This master's thesis examined the role of construction site office facilities in promoting occupational well-being and work efficiency in the Finnish construction industry. The significance of the study is particularly emphasized now as the industry faces major profitability challenges due to rising interest rates and increasing construction costs. The construction industry forms a significant part of the Finnish national economy, accounting for approximately 8.6% of total gross domestic product and employing about 7.6% of the employed workforce.\n\nThe work included an extensive literature review and empirical research. The empirical research was conducted using survey research methods. The survey was aimed at companies providing construction site office facilities in Finland, with 21 out of 51 companies responding (response rate 41%). The research was guided by five key research questions, which addressed the development of facility markets; definitions of occupational well-being and work efficiency; the state of occupational well-being and work efficiency in the construction industry; the impact of facility properties on its users; and the current level of construction site facility offerings.\n\nThe literature review found significant challenges in the occupational well-being of construction site personnel. About a quarter of general site supervisors and one-fifth of site supervisors frequently or almost continuously experience stress. The mental workload is at a particularly concerning level: 70% of general site supervisors find their work mentally at least somewhat stressful. Only about 60% of site management believes they will work until retirement age.\n\nThe survey showed that while 83% of industry operators reported considering factors of occupational well-being and work efficiency in the design of construction site office facilities, significant deficiencies were found in practical implementation across many areas. Particularly acoustics, ergonomics, indoor air quality, and digital solutions received little attention. The range of additional services also proved limited.\n\nResearch reveals three significant conclusions regarding construction site office facilities in Finland in 2024: 1) More attention should be paid to the importance of site offices in promoting occupational well-being and work efficiency, as construction site personnel spend a considerable part of their careers in these facilities. 2) The current approach, which focuses on basic features of site offices, requires a more comprehensive examination, considering various spatial characteristics that support occupational well-being and work efficiency in a more balanced way. 3) Site office facility providers should expand their business with more comprehensive service concepts and "turnkey"; -solutions, as the current range of auxiliary services is generally limited and fragmented. \n\nFurther research is recommended from two perspectives: long-term research on the effects of construction site office facilities in Finland and international comparative research. Long-term research would include regular measurements of facility characteristics and employee well-being. International comparison, in turn, could bring new perspectives and innovative solutions to the Finnish market. Despite the limitations of the study, the results provide valuable information for developing the industry and improving occupational well-being in the construction sector.
