The aims were to establish the archaeological and historical background through archival data collection and walk-over survey, and to assess the potential for the survival of subsurface archaeological features. The impact of the development proposals on buried archaeological deposits was also noted. Development had occurred by 1837, with structures present along all but the Orchard Street frontages by that date. Early 18th-centry detached buildings along Greenclose Lane replaced by terraced housing in 1886, with the latter being replaced by the first phase of the Schofield Centre (part of Loughborough Technical College) in 1918 (of local historic significance), and second phase in 1938 which also replaced a sequence of early and late 19th-century buildings. Each is likely to have destroyed subsurface features. The ground floor appears to have been extensively converted and the first floor is currently derelict. It is unknown to what extent historic details and features have been preserved. Terraced houses shown at Ashby Square in 1886 remained largely extant until the 1960s, later a car park; lack of ground disturbance may have preserved subsurface archaeological deposits in these areas. 19th-century terraced housing occupying the Orchard Street frontage was replaced by the depot at the Orchard Street/Ashby Square junction during the first quarter of the 20th century, which is likely to have destroyed or damaged features relating to the earlier houses. The interior was undeveloped in 1837, with the exception of a sub-rectangular block that was set back from the south-east of the Orchard Street frontage, demolished by 1886, with its former site remaining largely undeveloped until the later 20th century. A lack of cellarage within the two present-day structures is likely to have preserved subsurface features and deposits associated with the building shown in 1837. Further archaeological evaluation may be required in order to assess the extent of survival of subsurface archaeological features and deposits, while the Schofield Centre itself may merit recording via a programme of archaeological photography.
