Abstract
Recent years have seen an increased reliance on technology in the land registration process, a trend which has led to the recent push for a completely electronic lodgment registration system, as seen in jurisdictions such as New Zealand, Canada, Singapore, England and Australia. The success of such a system will depend on whether the Torrens principle of security and integrity of title can be maintained in an electronic environment. The article provided a comparative overview of the electronic lodgment systems in New Zealand, Canada, Singapore and the United Kingdom. The security features of these systems which are crucial to maintaining security and integrity of title are highlighted and analysed.
