Cette étude vise à analyser la portée de l’implantation de quartiers résidentiels fermés (QRF) dans les périphéries défavorisées des villes latino-américaines. Les études consacrées au phénomène des QRF interprètent l’acceptation de ce modèle résidentiel à partir de la décision des résidents qui sont à la recherche de sécurité, d’homogénéité sociale, de services publics et d’équipements collectifs de qualité, etc. Inspirée des lectures sur la gentrification, cette étude amène une perspective originale, puisqu’une telle prolifération ne peut plus être expliquée seulement à partir de l’addition des décisions individuelles ou des ménages. En considérant le phénomène QRF sur la base de l’articulation des intérêts de trois acteurs : les promoteurs immobiliers, les résidents et l’État local, nous abordons des nouvelles formes de ségrégation urbaine à partir de l’inégale accessibilité aux ressources urbaines.
