Abstract
Los cambios experimentados en el mercado de vivienda durante los últimos años en Madrid han contribuido a reconsiderar tanto el funcionamiento del propio mercado como las consecuencias sociales, económicas y políticas que plantea. El impacto de esos cambios sobre los grupos sociales no es homogéneo, siendo de destacar el diferente efecto que tiene sobre los grupos de edad. Mientras que los propietarios de una vivienda contemplan el incremento de valor de su patrimonio inmobiliario, los que viven en alquiler, y especialmente los que acceden por primera vez al mercado, se encuentran con que acceder a un bien básico como es la vivienda se convierte en una empresa cada vez más difícil. Se trata, por tanto, de analizar lo que supone para los jóvenes madrileños el acceso a la vivienda y los efectos sobre sus proyectos vitales. The changes experienced in the housing market over the last few years in Madrid have contributed to reconsider the operation of the market, as much as its social, economical and political consequences. The impact of these changes on social groups is not uniform, especially amongst different age groups. While house owners enjoy an increase in the value of their property, those in the rental sector, and especially those renting for the first time, find that the access to a primary need becomes ever increasingly more difficult. This article seeks to analyse the impact which this situation creates on young people in Madrid and the effects upon their future life path. Els canvis experimentats en el mercat de l’habitatge durant els últims anys a Madrid han contribuït a reconsiderar tant el funcionament del propi mercat com les conseqüències socials, econòmiques i polítiques que planteja. L’impacte d’aquests canvis sobre els grups socials no és homogeni, essent destacable el diferent efecte que té sobre els grups d’edat. Mentre que els propietaris d’un habitatge contemplen l’increment de valor del seu patrimoni immobiliari, els que viuen de lloguer, i especialment els que accedeixen per primera vegada al mercat, troben que accedir a un bé bàsic com és l’habitatge es converteix en una empresa cada vegada més difícil. Es tracta, per tant, d’analitzar què suposa pels joves madrilenys l’accés a l’habitatge i els efectes sobre els seus projectes vitals.
