Abstract
Qu'advient-il du régime seigneurial au Québec après 1854? La seigneurie demeure une source de revenus et le seigneur, un rentier du sol, car l'Acte pour l'abolition des droits et devoirs féodaux dans le Bas-Canada a converti les cens et rentes en rentes constituées, ce qui a mené à la financiarisation de la seigneurie. La chose est d'autant plus évidente dans la seigneurie de Beauharnois qu'il s'agit d'une seigneurie de grande valeur dont les deux derniers propriétaires ont été des institutions financières : la Montreal Investment Association et le Montreal Investment Trust. Partant de l'hypothèse que la vaste majorité des censitaires n'allaient pas racheter le capital de leurs rentes pour commuer la tenure de leurs biens-fonds en tenure libre de droits, ces sociétés ont perçu un revenu substantiel de leur seigneurie jusqu'en 1940, l'État québécois ayant alors mis fin une fois pour toutes à ces rentes. Paradoxalement, dans Beauharnois, ce revenu était même supérieur après l'abolition du régime seigneurial à ce qu'il était avant.
