Abstract
Positive sentiment has continued to drive price expectations for Australian residential real estate higher. The NAB national Residential Property Index rose from +16 to +31 in the first quarter of 2017, influenced by +58 readings from both New South Wales and Victoria. This is despite ongoing concerns and media attention regarding housing affordability, declining household savings, anaemic wages growth, sanguine retail sales growth, persistent warnings of a price correction and the prospect of additional prudential action to curb lending growth. It is classic demand over supply economics.
