Traditional neighborhood development (TND), an early form of New Urbanism, emphasizes mixed use, walkable neighborhoods, a network of interconnected streets and priority for public spaces and civic buildings. Markham, Ontario began encouraging TND practices to foster compact development after it expanded its urban area boundaries in the mid-1990s. This article compares the gross density of new suburban secondary plans with conventional suburban development in Markham. The new plans accommodate 150,000 people and are North America's largest concentration of new communities planned with TND principles. The comparison demonstrates that the mean gross residential density of the New Urbanism areas is approximately 76% higher than that of the adjacent conventional suburban areas. The population density differential between New Urbanist and conventional suburban areas is approximately 66%. These findings suggest that New Urbanist planning principles have proven to be an effective strategy to accommodate high gross densities and reduce land consumption on greenfield sites.
