O excesso de terrenos não edificados nas cidades faz surgir grandes vazios urbanos, que causam problemas relativos ao meio ambiente, mobilidade, acessibilidade e segurança, além de encarecer os serviços públicos e aumentar a exclusão social dos periferizados. A cidade de Iporá possui muitos vazios urbanos e tem sofrido com a abertura de mais loteamentos. Esta pesquisa objetivou quantificar e cartografar os terrenos não edificados da cidade e analisar os efeitos socioespaciais da expansão da malha urbana. Para isso, realizou-se o registro histórico da expansão urbana, mapearam-se todos os lotes não edificados até 2019 e analisaram-se alguns dos problemas causados pelos vazios urbanos. Constatou-se que desde a década de 1960 o crescimento demográfico da cidade esteve aquém da quantidade de terrenos urbanos, situação que se agravou a partir de 2012, quando novos loteamentos surgiram no contexto do aquecimento da construção civil causado pelo Programa Minha Casa, Minha Vida.
