Permukiman Tepi Air Manggar Baru sudah terekam dalam peta kolonial sejak satu abad yang lalu dan memiliki lapisan sejarah yang kaya, namun belum ada kajian yang menjelaskan karakter spesifiknya secara morfologis. Penelitian ini bertujuan untuk mengungkap morfologi permukiman ini dalam hal karakteristik dan faktor-faktor yang mempengaruhi perubahannya. Metode penelitian yang digunakan adalah kuasi-kualitatif dengan pendekatan kognitif morfologi perkotaan. Hasil penelitian menunjukkan morfologi permukiman ini dipengaruhi oleh faktor-faktor industrialisasi dan urbanisasi kota Balikpapan, sosial budaya masyarakat transimgrasi serta karakter alam yaitu Sungai dan Tepi Sungai Manggar Besar.
