Kota Balikpapan yang berkembang secara heterogen, memiliki kawasan tertua pada area industri dan permukiman di sekitarnya. Studi tipologi dan morfologi kawasan kota lama Balikpapan dilakukan untuk menemukan karakteristik spasial kota yang tumbuh oleh beragam budaya yang membentuk lingkungan binaannya secara tersebar. Bentuk yang ditemukan dalam proses studi ini tidak hanya menunjukkan bentuk susunan ruang kota, tetapi menjadi identitas kawasan yang secara berkelanjutan dapat menjadi masukan pembangunan. Penelitian ini dilakukan untuk mengetahui pola tipologi dan morfologi area terbangun pada periode perkembangan awal Kota Balikpapan. Melalui teknik analisis tipologi-morfologi dengan destop survey, pola ruang kota lama digambarkan dalam peta figure-ground dan dibandingkan dengan teori tipe spasial ruang kota. Hasil penelitian menunjukkan terdapat 4 jenis tipologi kawasan, yang memiliki pola yang berbeda satu dengan yang lain. Karakteristik morfologi setiap tipologi tersebut mengindikasikan fungsi dan secara umum menggambarkan penghuni ruang. Tipologi tersebut secara tidak langsung menunjukkan keterkaitan antara bentuk dan proses awal pembentukan kawasan, baik terencana maupun tidak terencana.
