Abstract
São Paulo além de ser a capital financeira do País, abrange 5,9% da população de todo o território nacional – conforme apontam dados da prévia do Censo Demográfico de 2022. Dado esse dinamismo econômico e populacional pujante, o debate sobre a moradia é uma questão central no seio dessa grande metrópole. De acordo com dados da Geoimóvel, foram lançados mais de 626,6 mil apartamentos na cidade entre 2010 e 2022. No período em questão o perfil da moradia mudou significativamente, sendo clara a tendência de crescimento de imóveis compactos. Isto posto, o presente artigo tem como objetivo analisar a expansão deste formato de moradia visando compreender em que medida o advento do Plano Diretor de 2014 foi um catalisador da sua expansão juntamente com a expansão da cobertura de modais de transporte em massa. Assim sendo, muito em sinergia com os preceitos do Desenvolvimento Orientado ao Transporte (DOT), a política de desenvolvimento e expansão adotada resultou em maior adensamento nos eixos de transporte.
