Abstract
Distrik Sentani merupakan salah satu distrik dengan populasi yang terus meningkat di Kabupaten Jayapura, Provinsi Papua. Peningkatan populasi menyebabkan peningkatan kebutuhan perumahan. Hal ini berakibat pada peningkatan nilai properti. Penelitian ini bertujuan untuk mengetahui besaran tingkat kontribusi nilai tanah terhadap nilai properti perumahan di wilayah Distrik Sentani. Besaran kontribusi dalam penelitian ini dijelaskan dengan membandingkan nilai tanah dengan total nilai properti. Penelitian ini menggunakan alat analisis statistik deskriptif dengan menggunakan 162 data primer berupa data harga perumahan di Distrik Sentani, Kabupaten Jayapura. Hasil penelitian ini menyimpulkan bahwa rasio rata-rata nilai tanah terhadap total nilai properti secara statistik sebesar 36.04%. Hal ini menunjukkan bahwa harga tanah di wilayah Distrik Sentani lebih murah dibandingkan harga bangunan
