El acceso a una vivienda digna y asequible en Guayaquil y a nivel nacional es una necesidad latente en cuanto a las aspiraciones de mejorar la calidad de vida de las familias. Actualmente, el 40% de la población no puede acceder a una vivienda digna, razón por la cual los núcleos familiares optan por asentarse de manera irregular en territorios no planificados y no aptos para ser habitados. Bajo esta premisa, se elaborará un diagnóstico detallado del sitio en torno a problemas percibidos como el hacinamiento, la inseguridad y las favelas urbanas. El estudio tiene como objetivo desarrollar un esquema de plan de vivienda utilizando dos modelos de vivienda comunitaria progresiva. En primer lugar, se utiliza una metodología de análisis iterativo con un enfoque cualitativo-cuantitativo para analizar y parametrizar las condiciones de la vivienda comunitaria enfocada en la progresión de sus espacios para obtener nuevos esquemas de planes de vivienda que sean accesibles para comunidades de bajos ingresos. Dentro del método cuantitativo, se utiliza el análisis matemático secuencial y racional para evaluar aspectos fundamentales del diseño. En conclusión, se obtiene que a través del proceso iterativo urbano se pueden obtener progresiones espaciales planificadas y que mejoran la calidad funcional del espacio integral y que los modelos matemáticos generan espectros aceptables en la elección de los aspectos fundamentales.
