Abstract
À l’heure où les principes de l’urbanisme durable sont largement appliqués au Canada et aux États-Unis, les centres commerciaux de banlieue sont de plus en plus considérés par les instances publiques comme des espaces urbains sous-utilisés à réaménager. Du côté des promoteurs et des commerçants, le concept du mall perd de l’attractivité depuis une vingtaine d’années, notamment au profit du commerce électronique. Dans cet article, nous abordons la nouvelle tendance à la requalification des centres commerciaux en quartiers densifiés comprenant des espaces résidentiels, commerciaux et de bureau. Tout particulièrement, nous étudierons le cas du projet immobilier Place Fleur de Lys à Québec, où les centres d’achats de banlieue sont nombreux, en dépit de sa réputation de ville patrimoniale, ce qui offre plusieurs opportunités d’intervention ciblées en faveur d’une ville plus compacte.
