Abstract. This study aims to design a suitable residential site plan for inhabitants by considering the strategic potential and challenges faced by the area. The background of this research is the demand for adequate housing in strategic regions as a result of infrastructure developments such as the Indonesia-China High-Speed Rail (KCIC) and Cimekar Station. The research employed a mixed-method approach, including primary and secondary data collection through interviews, field observations, and literature reviews.The findings of the study produced a zoning concept that includes residential zones, public facilities, social facilities, green open spaces, infrastructure, and commercial areas, with spatial structures based on the neighborhood unit theory. The recommendations also cover sustainable environmental management, internal circulation planning, and noise impact mitigation. This research is expected to serve as a guideline for developers, local governments, and the local community in planning comfortable, functional, and sustainable residential areas. Abstrak. Penelitian ini bertujuan untuk merancang site plan perumahan yang terintegrasi transportasi massal di kawasan strategis dengan mempertimbangkan potensi strategis dan masalah yang dihadapi kawasan tersebut. Latar belakang penelitian ini adalah kebutuhan akan perumahan yang terintegrasi dengan kawasan strategis sebagai dampak dari perkembangan infrastruktur seperti Kereta Cepat Indonesia-China (KCIC) dan Stasiun Cimekar. Penelitian dilakukan dengan metode kualitatif, melalui pengumpulan data primer dan sekunder, termasuk wawancara, observasi lapangan, dan kajian literatur.Hasil penelitian menghasilkan yang mencakup zona hunian, fasilitas umum, fasilitas sosial, ruang terbuka hijau, infrastuktur dan komersial, dengan struktur ruang berbasis teori neighborhood unit. Rekomendasi juga meliputi tata kelola lingkungan yang berkelanjutan, pengelolaan sirkulasi internal, dan mitigasi dampak kebisingan. Penelitian ini diharapkan dapat menjadi pedoman bagi pengembang, pemerintah daerah, dan masyarakat lokal dalam merencanakan kawasan perumahan yang nyaman, fungsional, dan berkelanjutan.
