Abstract. Bandung, as a historic city, has various areas containing high cultural values, one of which is the Chinatown area. The area that represents the presence of the Chinese community in Bandung is clearly visible on Jalan Cibadak and Jalan Kelenteng. However, this area currently faces various challenges, especially physical and non-physical changes that do not match the characteristics of the Chinatown area. This study aims to evaluate the quality of the Chinatown area on Jalan Cibadak and Jalan Kelenteng based on historical and spatial perspectives. The method used is a qualitative approach through historical reading, interviews, and field observations. The analysis was carried out descriptively and exploratively to identify the dynamics of the area's development. The results show that historically, the quality of the area has fluctuated influenced by historical events and government policies. From a spatial perspective, each segment of the area shows a different level of quality, which is influenced by variations in the values of each assessment variable. These findings demonstrate the importance of an integrated approach between history and spatial planning in efforts to preserve and improve the quality of the Chinatown area in Bandung City. Abstrak. Kota Bandung sebagai kota bersejarah memiliki berbagai kawasan yang mengandung nilai budaya tinggi, salah satunya adalah kawasan Pecinan. Kawasan yang merepresentasikan keberadaan komunitas Tionghoa di Bandung tampak jelas pada segmen Jalan Cibadak dan Jalan Kelenteng. Namun, kawasan ini saat ini menghadapi berbagai tantangan, terutama perubahan fisik dan non fifik yang tidak sesuai dengan karakteristik kawasan Pecinan. Penelitian ini bertujuan untuk mengevaluasi kualitas kawasan Pecinan di Jalan Cibadak dan Jalan Kelenteng berdasarkan perspektif sejarah dan ruang. Metode yang digunakan adalah pendekatan kualitatif melalui historical reading, wawancara, dan observasi lapangan. Analisis dilakukan secara deskriptif dan eksploratif untuk mengidentifikasi dinamika perkembangan kawasan. Hasil penelitian menunjukkan bahwa secara historis, kualitas kawasan mengalami fluktuasi yang dipengaruhi oleh peristiwa-peristiwa sejarah dan kebijakan pemerintah. Dari perspektif ruang, setiap segmen kawasan menunjukkan tingkat kualitas yang berbeda, yang dipengaruhi oleh variasi nilai dari masing-masing variabel penilaian. Temuan ini menunjukkan pentingnya pendekatan terpadu antara sejarah dan tata ruang dalam upaya pelestarian serta peningkatan kualitas kawasan Pecinan di Kota Bandung.
