Kecamatan Sinjai Utara, sebagai ibukota Kabupaten Sinjai, mengalami perkembangan jumlah dan aktivitas penduduk yang kompleks. Seiring meningkatnya jumlah penduduk, kebutuhan tempat tinggal juga meningkat serta menyebabkan perubahan penggunaan lahan dari lahan produktif ke perumahan. Penelitian ini dilakukan untuk mengetahui potensi pemanfaatan lahan permukiman dan ambang batas jumlah penduduk, melalui analisis Kesesuaian Lahan Permukiman, Daya Dukung Lahan Permukiman, dan Proyeksi Penduduk. Hasil penelitian menunjukkan bahwa lahan sesuai untuk kawasan permukiman memiliki luas 5,68 km² (19,43% dari luas wilayah kecamatan). Dengan DDPm 4,23 pada tahun 2022, Kecamatan Sinjai Utara masih mampu menampung penduduk hingga 218.321 jiwa. Proyeksi penduduk 10 tahun kedepan menunjukkan jumlah penduduk sebanyak 59.788 jiwa dengan DDPm 3,65, menandakan Kecamatan Sinjai Utara masih mampu menampung penduduk pada 10 tahun kedepan.
