Die Immobilienpreise in Deutschland sind bis zuletzt weiter gestiegen. Eigenheime und Eigentumswohnungen waren in den untersuchten 97 Städten Deutschlands im laufenden Jahr im Durchschnitt elf Prozent teurer als noch vor einem Jahr. Auch die Mieten stiegen, allerdings deutlich weniger. Mieten und Kaufpreise – eine Immobilie kostet in Großstädten mittlerweile den Ertrag von 28 Jahresmieten, ein Höchstwert seit Mitte der 1990er Jahre – entwickeln sich immer weiter auseinander. Der lang anhaltende Immobilienboom in Deutschland scheint sich dennoch seinem Ende zu nähern. Statistische Tests zeigen für eine größer werdende Zahl an Regionen und Marktsegmenten spekulative Übertreibungen. Besonders betroffen sind hiervon Eigentumswohnungen und Baugrundstücke in großen Städten. Dort kann es in den kommenden Jahren zu Preiskorrekturen kommen. Allerdings wird das Angebot hier nach wie vor knapp sein und die Politik ist dringend gefordert, dem entgegenzuwirken.
