La investigación tiene como objetivo analizar la influencia de los factores económicos en la creciente venta del mercado inmobiliario de departamentos de la zona 6 de Lima Metropolitana en el periodo 2009 - 2019. Según la literatura, las variables potenciales para explicar dicho fenómeno serian el índice de precios de los inmuebles, la tasa de crédito hipotecario y la tasa de desempleo. Para desarrollar los objetivos de la investigación se empleará un método de series de tiempo, recolectando información del Banco Central de Reserva del Perú (BCRP) para efectuar un tipo de estudio cuantitativo y un diseño no experimental – longitudinal, analizando 47 datos trimestrales entre el primer trimestre del 2009 hasta el tercer trimestre del 2019, con la finalidad de aplicar un modelo de Mínimos Cuadros Ordinarios (MCO) y determinar los efectos marginales, relaciones de corto plazo y comprobar la existencia de algún quiebre estructural en la evolución del mercado inmobiliario de la zona 6. Las conclusiones de la investigación proporcionarán información cuantificable sobre el comportamiento del mercado inmobiliario de los últimos 11 años del mercado, tomando en cuenta los factores económicos antes mencionados.
