Desde hace dos décadas estamos asistiendo a un paulatino proceso de “recuperación” de las costas metropolitanas del Río de la Plata, tras un proceso de cercamiento iniciado en la década de 1970. A partir del estudio de dos casos de renovación urbana en frentes costeros del Río de la Plata, ubicados en la primera y segunda corona de conurbación de Buenos Aires –el Vial Costero de Vicente López, al norte; y Nueva Costa del Plata, entre los municipios de Quilmes y Avellaneda, al sur– es posible afirmar que el Estado ha delegado en –cuando no, coadyuvado a– la gestión del habitar ribereño en el capital privado. En este contexto, nuestra propuesta es presentar, en primer lugar, una historización de los usos a los que se destinaron las costas en las mencionadas localidades. En segundo lugar, analizar cómo, a partir de la globalización de la Buenos Aires metropolitana (Ciccolella, 1999) las riberas se han erigido como zonas de oportunidad para negocios inmobiliarios, por sus grandes superficies de suelo “infrautilizado” (Novoa, s.f.) y por su emplazamiento estratégico: centralidad y paisajes privilegiados hacia el río y a espacios verdes con baja densidad de edificación. A partir de ello, por último, queremos profundizar en la dimensión conflictiva que reviste la producción del espacio en estas áreas y en la manera en la que los distintos actores –los poderes locales, los grupos empresariales involucrados, los habitantes y/o las organizaciones civiles– disputan el uso del territorio.
