Abstract
El Callao actualmente siendo la mayor fuerza industrial y comercial del país, ha venido arrastrando con mayor intensidad, una serie de conflictos territoriales, urbanos, sociales y ambientales que urgen ser tratados para el bienestar de sus ciudadanos. Puntalmente, la base naval del Callao hoy por hoy obstaculiza su desarrollo urbano; al ocupar un territorio tan extenso y sin el uso total de sus dimensiones, al ser empleado únicamente al 25%, aproximadamente. A ello, se debe sumar que dicha área se encuentra ubicada en una zona potencialmente comercial, al encontrarse al lado del desarrollo portuario-comercial. Es así que, este proyecto plantea, brindar ha dicho terreno un uso adecuado y altamente comercial para el Callao; cubriendo así, las necesidades emergentes del distrito y al mismo tiempo, coadyuvando a la integración de las actividades que se desarrollan; para así, convertirla en una ciudad competitiva en Sudamérica.
