Abstract
El presente trabajo trata sobre un análisis descriptivo y memoria sustentativa de la elaboración de un proyecto de arquitectónico dirigido a la actividad de vivienda, el cual se materializa en un Conjunto Residencial de media densidad, considerando que se cuenta con un terreno de la magnitud requerida ubicado en el distrito de Santiago de Surco. Esto constituye un punto importante debido a que Surco es el primer distrito en el que se vienen elaborado la mayor cantidad de proyectos de vivienda multifamiliar, conforme se indica en la Oficina de informática del Colegio de Arquitectos del Perú. En ese sentido también se evaluará la factibilidad de la inversión inmobiliaria, a fin de determinar la rentabilidad y si en el terreno existente es conveniente ejecutar el proyecto residencial y la proyección de los beneficios económicos. Para ello se hará análisis de mercado inmobiliario del sector, de la demanda, del suelo urbano, la normatividad urbana, es decir, toda la información necesaria que dará como resultante el proyecto adecuado para el lugar y que responda al entorno con una adecuada solución urbanística y arquitectónica.
