Modernin portfolioteorian katsotaan saaneen alkunsa jo 60 vuotta sitten. Se on tuottanut työkaluja portfoliovalinnan ja rahoitusvaateiden hinnoittelun tueksi. Teorian tutkimus on perinteisesti keskittynyt finanssivarallisuuteen. Asunnot muodostavat kuitenkin pääosan kotitalouksien varallisuudesta. Asunnot ovat päässeet teorian osaksi vasta viime vuosikymmeninä. Erityisesti niiden kulutuskysynnän merkitys allokaatiopäätöksiin ja hinnoitteluun herättää edelleen eriäviä tulkintoja. Asuntojen pois jättämiselle analyysistä ei kuitenkaan ole vahvoja perusteluita.\n\nModernin portfolioteorian kritiikki on alusta asti keskittynyt teorian taustalla olevien oletusten epärealistisuuteen. Tuloksena on syntynyt tutkimuksia, joissa allokaatio- ja hinnoittelumalleja on täydennetty käyttäen uusia rajoitteita ja päätösmuuttujia. Mallit voivat olla varsin suoraviivaisia, kun asunto huomioidaan puhtaan riskisenä sijoituskohteena. Tuorein tutkimus on yhä enemmän keskittynyt asuntojen duaaliseen luonteeseen sekä sijoitus- että kulutushyödykkeenä. Kulutus voidaan integroida staattisiin allokaatiomalleihin optimoinnin rajoitteena tai lisätä se intertemporaaliseen kulutus–sijoitus-kehikkoon. Oleellinen kysymys on, miten modernin portfolioteorian klassiset tehokkuus- ja tasapainotulokset muuttuvat huomioitaessa kulutuskysyntä tai muita asuntojen erityispiirteitä.\n\nTutkielma on teoreettinen kirjallisuuskatsaus asunnot huomioiviin allokaatio- ja hinnoittelumalleihin. Tutkitun kirjallisuuden perusteella asuntojen lisääminen sijoituskohteisiin parantaa tehokasta rintamaa. Teoriassa sijoitusten hajautuspotentiaali kasvaa. Siitä ollaan kuitenkin lähes yksimielisiä, että kuluttajien portfoliovalinta vääristyy, kun asuntojen kulutuskysyntä huomioidaan. Yleisin selitys on kulutushyötyjen tavoittelu tehokkuuden kustannuksella. Rahoitusvaateiden hinnoittelumallien osalta keskeinen tulos on, että asuntomuuttujille ehdolliset mallit selviävät empiirisesti ei-ehdollisia vastineitaan paremmin. Rahoitusvaateiden tuottokehityksen ennustajaksi on yhä useammin nostettu asuntotuotto.
