Abstract
Asunto on erityislaatuinen hyödyke, koska asuntomarkkinoilla kotitaloudet voivat toimia sekä myyjinä että ostajina. Asuntojen kysyntä ja tarjonta muodostavat asuntomarkkinat. Asumisen kulut ovat kotitalouksien suurin kuluerä, jonka vuoksi asumisen kustannuksilla on suuri vaikutus myös kotitalouksien muuhun kulutukseen. Vuonna 2020 pandemiaksi julistettu koronaviruksen aiheuttama tauti muutti monien ihmisten elämää. Pandemian aikana monet suomalaiset viettivät enemmän aikaa kodeissaan vapaa-ajan rajoituksien sekä etätöiden ja -koulun vuoksi. Tämän vuoksi kotitalouksien tarpeet asuntomarkkinoilla muuttuivat nopeasti. \nTyön teoriaosuus rakentuu käsiteanalyysin ympärille, jossa määritellään pääkäsite asuntomarkkinat sekä eräitä sen alakäsitteitä. Tutkimuksen tarkoituksena on selvittää Suomen asuntomarkkinoilla tapahtuneita muutoksia vuosien 2018–2021 aikana. Asuntomarkkinoiden tilaa tutkimuksessa kuvastivat neljä asuntomarkkinatekijää: asuntokysyntä, asuntotarjonta, asuntokauppojen yhteismäärä ja henkilöiden asuntovelan yhteismäärä. Tutkimusosuudessa tutkimusmenetelmänä käytettiin kuvailevaa tilastoanalyysia. Asuntokysynnän ja asuntotarjonnan sekä asuntokauppojen yhteismäärän ja henkilöiden asuntovelan yhteismäärän muutoksia verrataan pareittain toisiinsa käyttäen Pearsonin korrelaatiokerrointa. \nTutkimuksessa todettiin jokaisen neljän asuntomarkkinatekijän arvon kasvaneen. Erityisesti asuntokauppojen määrä kasvoi vuonna 2021, kertoen asuntomarkkinoiden vilkkaudesta. Asuntokysyntä taas oli huipussaan jo vuonna 2019, joka on ristiriidassa asuntojen kauppamäärien kasvun kanssa. Asuntotarjonta ja asuntovelan yhteismäärä kasvoivat molemmat tasaisesti mittausvälillä. Asuntokysynnän ja asuntotarjonnan välillä ei todettu korrelaatiota, kun taas asuntokauppojen määrän ja asuntovelan yhteismäärän välillä todettiin voimakasta korrelaatiota.
