Optimizing Construction Sequencing: Installing Hardwood Flooring Before Sheetrock in Multi-Family Renovations

Abstract
In this paper, I describe a construction sequencing strategy that I implemented during the full renovation of a three-family residential property. Instead of following the conventional method of installing hardwood flooring after sheetrock, I installed the floors earlier in the process. By doing so, I eliminated wall-to-floor gaps, avoided the need for shoe molding, and achieved a cleaner finish. An additional benefit was that the hardwood floors had more time to dry and acclimate before sanding and staining, which reduced the likelihood of future gaps. I also observed that other trades became more careful in their work once the floors were already in place, which improved overall site cleanliness. While this method required protecting the flooring during drywall and spray foam installation, I found that the long-term benefits outweighed the risks.
