Le secteur immobilier est identifié comme l’un des secteurs les plus à risque de blanchiment d’argent. Or, le niveau de surveillance dans ce secteur demeure insuffisant. En considérant les courtiers immobiliers comme des gardiens de ce secteur, cette étude explore la manière dont ceux-ci exercent et perçoivent leur rôle en tant qu’entité déclarante dans la lutte contre le blanchiment d’agent. Pour mener à bien cette étude, une approche mixte a été adoptée, combinant 33 répondants d’un questionnaire et huit entretiens menés avec des courtiers immobiliers québécois. Après des analyses descriptives et thématiques, il apparaît que les courtiers immobiliers peinent à s’approprier pleinement leur rôle de gardien, notamment en raison de nombreux facteurs, tels que leur compréhension du risque, leur adhésion aux normes éthiques et professionnelles et leur capacité à agir. Ensuite, les courtiers immobiliers sont susceptibles d’être confrontés à une dynamique contradictoire entre leur rôle de gardien et leur approche commerciale vis-à-vis de leurs clients, en raison de certaines démarches de vérification allant à l’encontre du modèle d’affaires. Parallèlement, les résultats ont mis en évidence une certaine zone grise dans la gestion du risque, qui pousse parfois les courtiers à éluder les risques. En outre, les courtiers immobiliers perçoivent le blanchiment d’argent comme peu probable dans leur réalité quotidienne et se réfèrent à des aspects sensationnalistes du sujet pour détecter des opérations douteuses. En définitive, il semble nécessaire d’évaluer l’intérêt de collecter systématiquement des données sur les transactions pour développer des algorithmes de détection spécifiques au secteur immobilier.
