Abstract
The objective of this paper is to assess the effect of micro-level, socio-demographic changes on housing market differentiation, using factor analysis (principal components method) as a sorting device. The hedonic approach is applied to two residential sub-markets of the Quebec Urban Community, namely the cottage (1 708 sales) and the condominium (940 sales) segments, with transactions extending from January 1993 to January 1997. Findings suggest that both state and evolution components play a significant role in the determination of cottage and condominium prices, although with a different emphasis in each case. Access to local and regional services also emerge as prominent determinants of values.
