Material use in renovation, retrofit and refurbishment of existing buildings

Abstract
Refurbishment and adaptive reuse of existing buildings account for a significant portion of construction material use, yet data on these material flows remain limited. This study quantifies materials added, removed, and retained in five real-world building refurbishment projects in Canada and the United States, spanning expansion, conversion, and renovation interventions. BIM-based material take-off modelling in Revit was combined with a standardised UniFormat/MasterFormat classification to quantify material flows. Between 60% and 98% of the original structural mass was retained in these projects, with expansions retaining less of the original structure than area-neutral conversions. New additions employed lighter assemblies, yielding material intensity values 5–49% lower than those of the retained structures. Structural elements accounted for the majority of total mass, while interior finishes contributed minimally. The findings demonstrate that building intervention projects involve substantial yet highly variable material flows, highlighting the need for more data to benchmark material efficiency.
