Financiarización en México. Titulización de hipotecas de vivienda social

Abstract
La venda de carteres de crèdits hipotecaris, coneguda com a titulització, és una tècnica utilitzada en el mercat hipotecari d’habitatge en diversos contextos. En aquest treball es planteja com a objectiu analitzar en quina mesura la titulització ha permès dinamitzar el mercat hipotecari a Mèxic i quines han estat les repercussions espacials. A partir d'una anàlisi exhaustiva d'informes financers, sol·licituds d'informació i entrevistes semiestructurades a funcionaris de la hipotecària federal, s'analitza la relació entre els crèdits originats, titulitzats i l'abandonament d’habitatge social entre els anys 2004 i 2015. Amb l'anàlisi realitzat, s'infereix que no existeix un patró o paràmetre espacial entre la titulització i els crèdits exercits, més aviat la selectivitat respon a condicions de l'historial dels titulars dels crèdits hipotecaris.
