Työssä tutkittiin korkojen laskun ja taloustilanteen vaikutusta ensiasunnon ostoon Suomessa. Tavoitteena oli selvittää kuluttaja- ja asiantuntijanäkökulmasta, miten korkojen lasku ja yleinen taloustilanne vaikuttavat ensiasunnon ostajien päätöksiin, asenteisiin ja käyttäytymiseen asuntomarkkinoilla. Teoria koostui korkojen määritelmästä, viitekorosta, Euroopan keskuspankin rahapolitiikasta sekä ensiasunnon ostoon liittyvistä keskeisistä tekijöistä, kuten asuntolainoista, vakuuksista, lyhennystavoista ja ASP-järjestelmästä. Lisäksi käsiteltiin asuntomarkkinoiden tilannetta ja tulevaisuudennäkymiä. Teoreettisessa viitekehyksessä hyödynnettiin tilastoja sekä ajankohtaista kirjallisuutta ja uutisointia. Tutkimus toteutettiin monimenetelmätutkimuksena, jossa yhdistettiin määrällinen ja laadullinen tutkimusmenetelmä. Määrällisessä osuudessa toteutettiin kyselytutkimus ensiasunnon ostoa harkitseville ja sen hiljattain tehneille kuluttajille. Laadullisessa osuudessa haastateltiin asuntorahoituksessa työskenteleviä asiantuntijoita. Tuloksia analysoitiin vertaamalla kuluttajien kokemuksia ja näkemyksiä asiantuntijoiden arvioihin. Tulosten perusteella korkojen lasku on lisännyt kuluttajien ostovoimaa ja vauhdittanut asuntokauppaa, mutta erityisesti työttömyys ja kuluttajien luottamuksenpuute vaikuttavat ensiasunnon ostoon korkojen laskua voimakkaammin. Asiantuntijoiden näkemykset tilanteesta ovat positiivisempia kuin kuluttajilla, jotka kokevat tilanteen hyvin epävarmaksi. Tutkimus tuottaa ajankohtaista tietoa sekä rahoitusalan asiantuntijoille että ensiasunnon ostajille.
