Abstract
S'enfoca a estudiar com les polítiques del govern, especialment l'impost a la propietat, han afectat els preus dels habitatges a Xangai entre els anys 2011 i 2023. En els darrers anys, Xangai ha crescut econòmicament de manera molt ràpida, cosa que ha fet que els preus de les cases pugin molt. Això ha preocupat tant les autoritats com la gent comuna, ja que cada vegada és més difícil trobar habitatges a preus accessibles, i la demanda de cases continua sent més alta que la quantitat disponible. L'objectiu principal és veure si l'impost a la propietat ha ajudat a aturar l'augment dels preus dels habitatges. Des que es va posar en marxa el 2016, aquesta mesura del govern ha intentat reduir la compra d'habitatges amb finalitats especulatives i controlar l'alça dels preus. Tot i aquestes mesures, els preus dels habitatges a Xangai han continuat pujant, cosa que genera dubtes sobre si l'impost realment està funcionant com s'esperava. Per entendre millor aquest tema, vaig analitzar els preus de les cases abans i després que s'apliqués l'impost. També es tindrà en compte el creixement econòmic de la ciutat, és a dir, quant han crescut els diners que genera Xangai, i com això ha influït en els preus dels habitatges. La idea és saber si la millora econòmica ha estat tan forta que ha anul·lat l'efecte de les polítiques del govern, fent que la demanda d'habitatges continuï sent molt alta malgrat l'impost. A més, he investigat com la inversió en nous projectes de vivenda ha estat afectada per aquest impost. Això m'ajuda a entendre si les polítiques han frenat la construcció de nous habitatges, cosa que també pot haver afectat els preus en reduir la quantitat de cases disponibles.
