Ruko (rumah toko) adalah elemen arsitektur khas yang mendominasi kawasan Pecinan di berbagai kota Indonesia, menjadi simbol peran etnis Tionghoa dalam perkembangan ekonomi melalui perdagangan. Salah satu contoh bersejarah adalah Ruko Jap Loen di Jalan Pasar Andir, Bandung, yang didirikan pada 1923 oleh Jap Loen, seorang pengusaha tekstil dan properti. Awalnya, bangunan ini berfungsi sebagai pasar ikan asin dan telah menjadi saksi perkembangan sosial, ekonomi, dan budaya Tionghoa di Bandung. Secara arsitektural, Ruko Jap Loen mencerminkan perpaduan budaya Tionghoa dan pengaruh lokal, dengan elemen-elemen desain tradisional yang khas. Namun, seiring berjalannya waktu, kawasan Pecinan Bandung mengalami transformasi menuju arsitektur modern, mengurangi jumlah ruko tradisional yang tersisa. Penelitian ini bertujuan mendeskripsikan karakteristik arsitektur Pecinan pada Ruko Jap Loen, dengan fokus pada nilai-nilai budaya dalam desainnya serta adaptasi etnis Tionghoa terhadap lingkungan lokal. Menggunakan metode kualitatif dan studi kasus, penelitian ini mengandalkan wawancara mendalam dan analisis dokumen historis. Hasil penelitian ini diharapkan memberikan pemahaman komprehensif tentang pentingnya pelestarian warisan budaya untuk menjaga identitas kawasan Pecinan di tengah pesatnya perkembangan arsitektur modern.
