Abstract

Property market indices for periods below one year in Germany The German property market is characterized by a low level of transparency. The official statistics in Germany abondoned to develop and publish an annual or quarterly property price index. Therefore we present and compare a number of property market indices provided by private suppliers. Because of its wide market spectrum (Residential and Commercial), its length and the applied methods of collecting data, we prefer the property market index from the BulwienGesa AG. However, for many applications in econometrics quarterly figures were desirable. To get higher frequently time series we propose the application of interpolation by means of a cubic spline. In order to disaggregate flow figures temporally and to interpolate indices we have to modify one restriction of the well-known cubic spline. Applied to annual price or performance indices we are able to construct time series of i. e. quarterly periodicity. To compare the interpolated rows with original seasonal adjusted quarterly data we use the British Halifax House Price Index.
