Abstract
本案例以中国一家领先的物业管理公司为例,探讨该公司在物业行业转型的探索过程中可能遇到的行业责任边界模糊问题,以及这个问题所引发的相关人力资源问题,包括人才的选用育留等等。案例公司万科物业隶属于以住宅为主的大型房地产公司,主要服务于万科住宅。中国的物业管理行业服务质量参差不齐,万科物业的高质量服务是万科出售住宅的重要卖点之一。万科内部曾经做过多次客户调查,超过75%的客户选择万科的房子是因为希望享受万科物业的服务。随着房地产开发业务的迅猛增长,万科物业也走上了迅速壮大的道路,但在人员素质和服务意识普遍不高的背景下,万科物业的服务质量也面临着很多挑战,包括服务本身的伦理道德和法律合规性的问题,以及员工素质是否能够跟上、思维能否迅速转换的问题。
