Abstract
Se pretende determinar la viabilidad para crear un centro comercial en sector nororiental para satisfacer la necesidad de consumo, servicio y recreación de los habitantes del sector, buscando su bienestar, progreso y generando fuentes de empleo. en el presente proyecto donde se presenta un informe detallado de los resultados de un estudio de factibilidad para construir un centro comercial en el nororiente de Barrancabermeja y prestar servicios de arrendamiento y venta de locales con el fin de ubicar comerciantes que ofrezcan servicios y productos desde la óptica recreativa y de sano esparcimiento cerca de la comunidad y con el fin de lograr la unidad familiar y la recuperación de los valores. La evaluación financiera estimo un VPN de $1.031900.063, TIR 34,42% y R B/C 2,19. Estos indicadores de toma de decisiones permite concluir que el proyecto es viable desde el punto de vista financiero y sin financiación. Presenta una buena alternativa de inversión generando buena rentabilidad. En el estudio de mercados se pudo conocer el alto porcentaje del 92%, de aceptación que tiene este proyecto entre los propietarios de centros comerciales y similares, como también entre los habitantes de Barrancabermeja arrojando un resultado así como también manifestaron en su gran mayoría que utilizarían los servicios del centro comercial por varios motivos, destacándose la cercanía a sus viviendas,. y la posibilidad de adquirir productos y servicios a mejores precios, mayor variedad y calidad. También se pudo detectar en el estudio técnico que en Barrancabermeja existe materiales, y mano de obra calificada para dirigir y ejecutar este proyecto, sin tener que recurrir a otras ciudades.
