From timber to towers: Understanding stakeholder dynamics in Vancouver's mass timber residential development

Abstract
This study explores stakeholder dynamics in mass timber residential development in the Greater Vancouver Area. Using a mixed-methods approach, including content analysis and in-depth interviews, the research identifies and categorizes key stakeholders, assesses their perceptions and concerns, and examines communication challenges. Government agencies, industry professionals, advocacy groups, and the public/community were identified as the primary stakeholders. The findings reveal a significant communication gap, with overly optimistic narratives from government agencies contrasted by industry skepticism regarding mass timber's economic viability and feasibility. This study underscores the need for more realistic, evidence-based discussions and inclusive, symmetrical communication strategies to facilitate the successful adoption of mass timber. Future research should expand stakeholder engagement, conduct comprehensive cost analyses, and explore cultural perceptions to enhance understanding and implementation of mass timber residential development.
