Abstract
The objective of this study is to identify the areas likely to become gentrified in the coming years along the route of the future pink line. We construct a gentrification likelihood score based on six criteria: the presence of so-called pioneer settlements (from sectors generally located in affluent neighborhoods, but overrepresented in disadvantaged neighborhoods that will gentrify) and non-pioneer settlements (other sectors), the proximity of neighborhoods that gentrified between 2006 and 2016, the proximity of a metro station, the share of residents with a university degree, and the age of the building. The score calculated at the diffusion area level is then aggregated at the level of the seventy-one stations of the pink line (and its different variants) by taking the diffusion areas located within a certain radius around each station. Eleven stations appear as hot spots in terms of the likelihood of gentrification. They are Maurice-Duplessis/Rolland, Robert-Viau, Jarry/Provencher, Jean-Talon/Pie-IX, Jean-Talon/Viau, Belanger/Pie-IX, Frontenac, Place Turcot, Newman/Thierry, Newman/Dollard and Newman/Wanklyn L’objectif de cette etude est d’identifier les zones susceptibles de s’embourgeoiser dans les annees a venir le long du trace de la future ligne rose. Nous construisons un score de vraisemblance de gentrification base sur six criteres: la presence d’etablissements dits « pionniers » (issus de secteurs generalement localises dans des quartiers aises, mais surrepresentes dans les quartiers defavorises qui vont se gentrifier) et « non pionniers » (les autres secteurs), la proximite de quartiers qui se sont gentrifies entre 2006 et 2016, la proximite d’une station de metro, la part de residents detenant un diplome universitaire et l’âge du bâti. Le score calcule au niveau des aires de diffusion est ensuite agrege au niveau des soixante et onze stations de la ligne rose (et de ses differentes variantes) en prenant les aires de diffusion situees dans un certain rayon autour de chaque station. Onze stations apparaissent comme des points chauds en termes de vraisemblance de gentrification. Il s’agit des stations Maurice-Duplessis/Rolland, Robert-Viau, Jarry/Provencher, Jean-Talon/Pie-IX, Jean-Talon/Viau, Belanger/Pie-IX, Frontenac, Place Turcot, Newman/Thierry, Newman/Dollard et Newman/Wanklyn.
