Cet article analyse la manière dont les stratégies de développement urbain conditionnent et exacerbent la spéculation immobilière à Phnom Penh, la capitale du Cambodge. Partant d’une analyse de la littérature en études urbaines critiques traitant des enjeux de la spéculation immobilière, l’article propose de la considérer non pas comme un mode spécifique d’accumulation du capital, mais plutôt comme un spectre de pratiques et de stratégies qui conditionnent la production d’espaces urbains. À partir de trois études de cas, l’article analyse ensuite le rôle des condominiums, des projets multifonctionnels et des grands projets urbains dans l’évolution des stratégies spéculatives. En décortiquant les stratégies de développement, de gestion et de vente de ces projets, quatre mécanismes de la spéculation immobilière sont identifiés : l’urbanité spéculative, la fluidification et la temporalisation des investissements, la territorialisation de la spéculation et le développement de plateformes territoriales d’investissement. Ces mécanismes dessinent finalement les contours de « géographies de la spéculation » révélatrices de processus spatiaux et territoriaux qui participent de la circulation, de l’ancrage et de la valorisation des flux de capitaux immobiliers dans des marchés immobiliers du Sud Global en cours de financiarisation.
