Abstract
Abstract. The rapid development of Bandung City Center has brought significant changes to the land value in the area. The shift in societal lifestyle towards service delivery and the decline in trading activities in the city center have led to high land values, despite many commercial buildings being abandoned. This study aims to identify the impact of land value dynamics in Bandung City Center on future urban development. The research methods used include spatial and descriptive analysis, with data obtained from the Land and Building Tax assessments in Bandung City for the years 2014, 2017, and 2023. The results indicate that land values continue to increase across all urban villages, significantly affecting the decline in the city's function as a trade and service center. By implementing the concept of mixed use building, it is expected to reduce the negative impact of land value dynamics, prevent the degradation of urban functions, and ensure that the city center remains vibrant and dynamic. Abstrak. Perkembangan pesat Pusat Kota Bandung telah membawa perubahan signifikan terhadap nilai lahan di kawasan tersebut. Pergeseran pola hidup masyarakat yang semakin mengarah pada service delivery serta penurunan aktivitas perdagangan di pusat kota mengakibatkan nilai lahan tetap tinggi meskipun banyak bangunan komersial terbengkalai. Penelitian ini bertujuan untuk mengidentifikasi dampak dinamisasi nilai lahan di Pusat Kota Bandung terhadap perkembangan kota di masa depan. Metode penelitian yang digunakan adalah analisis spasial dan deskriptif, dengan data diperoleh dari Nilai Jual Objek Pajak (NJOP) Kota Bandung tahun 2014, 2017, dan 2023. Hasil penelitian menunjukkan bahwa nilai lahan terus meningkat di seluruh kelurahan, dengan dampak signifikan terhadap penurunan fungsi pusat kota sebagai pusat perdagangan dan jasa. Dengan menerapkan konsep bangunan multifungsi, diharapkan dapat mengurangi dampak negatif dinamisasi nilai lahan, mencegah degradasi fungsi kota, dan memastikan pusat kota tetap hidup dan dinamis.
