Abstract. Spatial utilization conformity in the 48.61-hectare Jalan Raya Singaparna Corridor Area was assessed based on Regional Regulation No. 9 of 2017 regarding the Singaparna Detailed Urban Spatial Plan (RDTR). This area serves as a key economic and business hub for the regency; however, significant land-use conversion has occurred, deviating from the original plan. A quantitative method was applied using primary data (observations and interviews) and secondary literature. Existing land use was analyzed through overlay techniques in ArcGIS with the RDTR spatial structure. The results show that 34.60 hectares (70.91%) of land is not utilized according to the plan, mainly yards (15.1 Ha) and residential areas (12.72 Ha) converted into trade and service zones. These changes may cause spatial problems, such as traffic congestion, declining environmental quality, and socio-economic disruptions, thereby hampering the area's function as an economic growth center. The study recommends more rigorous land use control and spatial reorganization to support sustainable and effective spatial planning implementation. Kawasan ini penting sebagai pusat ekonomi dan bisnis kabupaten, namun terjadi alih fungsi lahan yang signifikan dari rencana awal. Metode kuantitatif diterapkan dengan data primer (observasi dan wawancara) serta data sekunder literatur. Data penggunaan lahan eksisting dianalisis melalui overlay di ArcGIS dengan Rencana Pola Ruang RDTR. Hasilnya, 34,60 hektare (70,91%) lahan digunakan belum sesuai rencana, terutama pekarangan (15,1 Ha) dan permukiman (12,72 Ha) yang berubah menjadi zona perdagangan dan jasa. Perubahan ini berpotensi menimbulkan masalah tata ruang, seperti kemacetan, penurunan kualitas lingkungan, dan gangguan sosial ekonomi, sehingga menghambat fungsi kawasan sebagai pusat pertumbuhan ekonomi. Penelitian merekomendasikan pengendalian dan penataan kembali pemanfaatan lahan untuk mendukung implementasi tata ruang yang berkelanjutan dan efektif.
