Abstract
Diplomová práce „Srovnání cen rodinného domu ve vybraných lokalitách v okrese Karviná v letech 2016 a 2017“ se zabývá oceněním zvoleného rodinného domu cenou obvyklou a zjištěnou v letech 2016 a 2017 a určením rozdílnosti cen v těchto letech. Rodinný dům je již na začátku fiktivně umístěn do jedné z vybraných lokalit okresu Karviná a následně je ještě umístěn do 3 dalších vybraných lokalit. Cena obvyklá je určena na základě porovnání. Porovnání je provedeno s obdobnými rodinnými domy nabízenými k prodeji v realitních inzercích. Cena zjištěná pro rok 2016 i pro rok 2017 je určená dle oceňovacích předpisů. V teoretické části práce jsou definovány a vysvětleny základní důležité pojmy vztahující se k oceňování a jsou přiblíženy způsoby oceňování. V praktické části práce jsou zpracovány jednotlivé metody ocenění pro rok 2016 a 2017 pro vybraný RD umístěný do vybraných lokalit okresu Karviná, kterými jsou město Orlová, statutární město Havířov, město Bohumín a obec Petrovice u Karviné. Výstupem praktické části práce je porovnání cen obvyklých a zjištěných a jsou vyhodnoceny faktory, kterými se jednotlivé ceny mění.
