La deuda privada en España durante las ultimas décadas ha adquirido mayor importancia ya que, como muchos economistas afirman, es el mayor lastre para la recuperación de la economía española.
\nEl endeudamiento del sector privado alcanzó cifras muy elevadas en la fase previa a la crisis, creando consigo un sobreendeudamiento tanto de las familias como de las empresas, lo cual ha intensificado el impacto de la crisis en los hogares.
\nMediante un análisis de los pasivos del sector privado no financiero hemos podido comprobar como la mayoría de estos se han dedicado a la compra de activos inmobiliarios mediante créditos hipotecarios.
\nMuchos han sido los motivos por los que se llegó a esta situación, algunos de los cuales aparecen en el presente trabajo. Por ello, es clave realizar un estudio acerca de los factores determinantes de la demanda del mercado hipotecario, lo cual nos permitirá comprender mejor, tanto la situación previa al periodo de recesión, como la actual.
\nA pesar de que el endeudamiento de los hogares españoles se esta reduciendo de manera notable, aún queda un largo camino por recorrer para que nuestro país se acerque a los ratios del resto de Europa
