Ekonomik Gelişmeler Perspektifinde Türkiye’de Konut Kredilerinin Gelişimi ve İncelenmesi

Abstract
Konut sahibi olmak insanların en temel ihtiyaçlarından biridir. Ülkemizde hızlı nüfus artışı konut sorununu en üst seviyeye çıkarmıştır. Son yıllarda ekonomimizde meydana gelen değişikliklerin tüm sektörleri derinden etkilediği bilinmektedir. Enflasyon oranlarında 2002 yılı itibariyle başlayan düşüş trendi ve yapılan reformlar, ekonomideki dalgalanmanın azalmasına, nominal ve reel faiz oranlarının gerilemesine yol açmıştır. 2000 Kasım ve 2001 Şubat krizleri sonrasında ertelenen tüketimin gerçekleşmesine yardımcı olmuş, bunun sonucunda konut kredileri de artış trendine girmiştir. Bu anlamda, konut kredileri hacmi 2006 Aralık ayı itibarıyla 2002 yılı sonuna göre 50 kat artış göstermiştir. \nBu tezin önemi, konut sektöründeki son dönemdeki hızlı gelişim ve bu alanda yapılan analiz ve çalışmaların azlığıdır. Ekonomik gelişmeler perspektifinde konut kredilerinde yaşanan hızlı artışın ekonomik sonuçları ve sağlıklı bir konut finansmanı sistemine sahip olabilmek için konut kredilerinin ekonomik kalkınmadaki önemi irdelenecektir. \nBu çalışmanın amacı ise, ülkemizi ve dünyayı etkileyen ekonomik gelişmeler ışığında, konut kredilerine etki eden ekonomik faktörleri, bankacılık sektörü kredilerini ve İpoteğe Dayalı Konut Finansman Sistemini irdelemek, son 5 yıllık dönemdeki konut kredilerindeki gelişimi analiz etmek ve incelenmektir.
