Gayrimenkul sektöründe önemli bir paya sahip olan konut pazarı birçok sektörüetkilemektedir. Türkiye’de özellikle köylerden büyük kentlere göç, hızlı nüfus artışı, hergeçen gün plansız ve altyapısı yetersiz yerleşim yerlerinin sayılarının artması konutpazarındaki talebi belirlerken zorluk yaratmaktadır. Araştırmanın amacı; gerek yatırımamaçlı, gerek ise ikamet amaçlı konutlar ile ilgili satın alma davranışını ve satın almakararının daire sayısına göre makroekonomik değişkenler ile ilişkisini incelemektir.Türkiye’de konut talebini etkileyen önemli unsurlar bulunmaktadır. Gelir düzeyindekigelişmeler, hane halkı işgücü, bankaların kredi seçenekleri, faiz oranları konut talebinietkileyen temel unsurlar arasındadır. Bu sebeple; araştırma amacına uygun olarak,Türkiye’de yapı ruhsatına göre daire sayısı kategorisine uygun sınıflandırılan konutlar ilefaiz oranları, enflasyon ve işsizlik oranının ilişkisinin belirlenebilmesi amacıylakorelasyon analizi yapılmış, konut pazarına katkı sağlayacak sonuç ve önerilersunulmuştur
