Internethakujen hyödyntäminen Suomen asuntomarkkinoiden nykytilan \narvioinnissa

Abstract
Luotettavimmat tiedot asuntomarkkinoiden menneestä kehityksestä ja nykytilasta perustuvat Tilastokeskuksen julkaisemiin virallisiin raportteihin. Nämä raportit julkaistaan kuitenkin viiveellä ja niiden tarkistetut versiot ovat saatavilla vasta usean kuukauden päästä. Teknologian nopean kehityksen ansiosta nykyään on saatavilla myös ajankohtaista tietoa. Arvion mukaan noin 90 prosenttia asunnon ostajista ja myyjistä etsivät tietoa internetistä päätöksentekonsa tueksi. Ihmiset toimivat verkossa impulsiivisesti ja anonymiteettinsa suojissa, joten hakutilastot ovat monessa mielessä ainutlaatuista informaatiota nykyihmisen käyttäytymisestä. Google Trends tarjoaa reaaliaikaista tietoa ihmisten verkkohauista Google-hakupalvelimen kautta vuodesta 2004 lähtien. \n \nTämä tutkimus käsittelee Google Trendsin tarjoamien hakutilastojen hyödyntämistä asuntojen hintaindeksin ja kauppojen lukumäärän nykytilan arvioinnissa Suomessa. Työssä tarkasteltiin kodinrahoituksen verkkohakujen lisäämisen vaikutusta asuntomarkkinoiden ilmiöiden ennustemalleihin. Estimoidun asuntojen hintaindeksin nykytilaa ennustavan mallin sopeutettu selitysaste parani 6,8 prosenttia ja keskineliövirhe pieneni 5,9 prosenttia Google-hakujen lisäyksen jälkeen. Asuntokaupan volyymin ennusteen sopeutettu selitysaste parani 2,4 prosenttia ja keskineliövirhe pieneni 5,5 prosenttia. Verkkohakutilastojen ainutlaatuisuuden ansiosta niiden hyödyntäminen voi mullistaa kykymme arvioida nykyhetkeä ja lähitulevaisuutta.
