: \nKonut yapı kooperatifleri orta ve dar gelirli kişilerin tek başlarına ve peşin olarak karşılayamayacakları konut ihtiyacını birim maliyetleri düşürerek ve taksitler halinde daha kolay karşılayabilmelerini sağlamak amacıyla kurulmaktadırlar.\nKonut yapı kooperatifleri, yapıları itibariyle diğer kooperatiflerle aynı ilkeleri bünyelerinde barındırmakla beraber öne çıkan en önemli özellikleri üyelerini eşit koşullarda ve minimum maliyetlerle konut sahibi yapmaktır. Üretim maliyetlerine eşit koşullarda katılan üyelerin, inşaatların tamamlanması sonucu çeşitli nedenlerden dolayı (yön, manzara, bulunduğu kat, bahçe, büyüklük, vb.) oluşan değer farklılıklarını ortadan kaldırabilmeleri şerefiye bedellerinin hesaplanması ile mümkündür. \nŞerefiye bedellerinin hesaplanması için ilk olarak en az 3 kişiden oluşan şerefiye tespit komisyonunca konutların şerefiye puanları hesaplanır. Daha sonra hesaplanan bu puanlar ile uygulanacak yönteme göre konut sahiplerinin ödeyeceği ya da alacağı şerefiye bedelleri hesaplanır. Uygulamada 3 çeşit yöntem kullanılmaktadır. Bunlardan ilkinde konutların şerefiye puanlarının aritmetik ortalaması alınır ve ortalamadan yüksek puanlı dairelerden şerefiye bedeli alınıp düşük puanlı dairelere ödeme yapılır. Alınan ve ödenen tutarlar eşittir. Diğer 2 yöntemde ise bütün üyelerden şerefiye bedeli toplanıp bu tutarla konut yapı kooperatifinin daha erken tamamlanması amaçlanılır.\n Şerefiye bedellerinin ödenmesi ile birlikte üyelerin kooperatife ve diğer üyelere borcu kalmamış olur. Daha sonra ferdileşme işlemlerine başlanır ve konutların tapuları ortaklara dağıtılır. Böylece konut yapı kooperatifi amacını gerçekleştirmiş olur. Tasfiye işlemlerini tamamlanması ile birlikte de konut yapı kooperatifi tescilden silinir.\n SUMMARY\n\n House building cooperatives to be established for the people who earn limited money and this people can’t buy a home with cash and alone. Cooperqatives decrease the costs and help this people to buy a house with little payment.\n\n House building cooperatives have the same principles with the other cooperatives. Although their most important specialities are doing the members a houseowner with same conditions and minimum costs. when the building finalize there is a price differences with the houses because of some reasons (direction, view, garden, size) this differences are eliminated by calculate the betterment.\n\n The betterment points are calculated with fixing betterment committee. This committee must be created minimum 3 people. After that, betterment prices counts according to one of the 3 methods. At the first method betterment points’ arithmetical average calculate. The money is taken from whoose hosuse’s betterment points are bigger than arithmetical average and this money is given to whoose house’s betterment points are smaller than arithmetical average. Taken and given moneys are equal. At the other methods the betterment prices is taken from all members and use for finishing the building earlier.\n\n When the members pay the betterment prices, they have no debpt to cooperative and other members. After that, houses’ deeds are given to members. Cooperative’s liquidation is complete and cooperative erase from registery.
