Abstract
In January 2025, KDK Archaeology Ltd prepared a Heritage Asset Assessment of The Wellington Arms, 2 Woodford Road, Watford, Hertfordshire. The Wellington Arms was built c. 1870, and has been in continuous use as a public house and hotel. The proposed development calls for the demolition of the existing building and the erection of three-storey structure containing residential flats. The assessment was carried out according to the Chartered Institute for Archaeologists' Standard and Guidance for Archaeological Desk-Based Assessments with additional reference to Historic England Advice Note 12, Statements of Heritage Significance: Analysing Significance in Heritage Assets and Historic England Planning Note 3, The Setting of Heritage Assets. In January 2025, KDK Archaeology Ltd prepared a Heritage Asset Assessment of The Wellington Arms, 2 Woodford Road, Watford, Hertfordshire. The Wellington Arms was built c. 1870, and has been in continuous use as a public house and hotel. It is a typical Victorian pub and occupies a prominent position on a busy five-way road junction. This location, which is at the north end of the Estcourt Conservation Area, was part of the Clutterbuck estate and was used as agricultural land until the third quarter of the 19th century. In the decade following the opening of the Watford Junction railway station, this land, along with several other large estates, was sold for residential and commercial development. The proposed development calls for the demolition of the existing building and the erection of three-storey structure containing residential flats. The proposed design incorporates elements of the existing architecture, such as roof gables and a chamfered corner entrance to a commercial/retail space. Although The Wellington Arms is not a listed building, it makes a positive contribution to the surrounding Estcourt Conservation Area, however, it is in poor condition and many of its original details have been lost. An historic building recording would mitigate the impact of development.
